CONVENTIONAL FIXED RATE MORTGAGES

  • Occupany for primary, secondary or rental purpose
  • Loan Amounts up to $484,350
  • Offers rehabilitation financing to assist with purchase transactions

 

JUMBO FIXED RATE LOANS

  • Provides fixed interest rate for life of loan; adjustable rate also offered                                                                                   
  • 10, 15, 20 and 30 year terms available
  • Occupancy for primary, secondary or rental purposes
  • Loan Amounts >$484,350

 

FHA (Federal Housing Administration)

  • Provides fixed interest rate for life of loan; adjustable rate also offered
  • 15 and 30 year terms available
  • Loan amounts vary by property county location
  • Minimum down payment available
  • Allows gift funds with no borrower funds from the borrower

 

VA (Veterans Administration)

  • Provides fixed interest rate for life of loan; adjustable rate also offered
  • 15 and 30 year terms available
  • Up to 100% financing available depending on loan amount requested
  • Available to qualified veterans, active duty, reserves and National Guard personnel
  • Flexible qualifying criteria

 

USDA

  • Provides fixed interest rate for life of loan
  • Affordable option for first time homebuyers or existing homeownwers with a growing family
  • Refinance options available with certain limitations
  • Property eligibiilty and income limits apply; contact us for eligibility determination
  • No down payment with very little money out of pocket

Full Doumentation and Bank Statements(Product 1)

  • Up to 95% loan to value with no mortgage insurance, credit score starting at 720
  • Up to 90% loan to value with credit scores starting at 660
  • Owner occupied and second homes
  • 4 years seasoning for foreclosure, short sale, bankruptcy, or deed-in-lieu
  • One year tax return program available
  • Interest only offered

Investor Cash Flow “no income” program (perfect for investors)

  • Up to 80% loan to value
  • Credit scores starting at 660
  • Must have housing history and own a primary home
  • Qualification based on property cash flow

Full Documentation and Bank Statements (Product 2)

  • Up to 90% loan to value with no mortgage insurance, credit scores starting at 660
  • Up to 85% loan to value with credit scores starting at 600
  • Owner occupied, 2nd homes and investment properties
  • Assets used to qualify available

Borrowers With Recent Credit Issues

  • Up to 90% loan to value (purchase, no cashout refinance, debt consolidation)
  • Up to 85% loan to value with cashout refinance
  • Credit scores as low as 500 (including loan amounts over $484,350)

No Income Asset Program

  • Up to 75% loan to value
  • Credit scores starting at 700
  • Primary residence only
